Repair or replace?

A straight answer, not a sales pitch

Replacing a roof is a big decision, and it isn’t always the right one.

A repair deals with a specific problem. A replacement — or re-roof — strips the old covering away and starts again, usually with new felt and battens underneath and new or reused slates or tiles on top.

Jon will look at the whole roof, not just the bit that’s leaking, and tell you which your roof needs. If a repair will do the job properly, that’s what he’ll recommend.

As well as re-roofing existing homes, Jon carries out new roof installation on extensions. He covers roof replacements in Weston-super-Mare, Clevedon, Portishead and across North Somerset.

A repair usually makes sense when…

  • The damage is limited to one area
  • A few tiles or slates have slipped or cracked
  • A section of flashing has failed
  • The felt and battens are still sound

Replacement makes sense when…

  • Problems are spread across the roof
  • The felt underneath has perished
  • Battens are rotten or broken
  • Repairs keep failing and the bills keep coming

Warning signs

Signs your roof may need replacing

One of these on its own doesn’t mean you need a new roof. Several together usually means it’s time to get it looked at.

  • Slipped or missing tiles in several places

Occasional slipped tiles are a repair. Lots of them, all over the roof, points to failing fixings or battens.

  • Nail fatigue on slate roofs

When the nails holding slates corrode, slates start sliding out — often called “nail sickness”. Once it’s widespread, re-slating is the lasting fix.

  • Daylight or damp in the loft

Light showing through, damp patches on the timbers or water marks after rain mean water is finding its way in.

  • Perished or torn felt

Older bitumen felt can go brittle and tear, leaving the roof with no second line of defence under the tiles.

  • A sagging or uneven roof line

Dips and waves along the roof can point to rotten battens or problems with the structure underneath.

  • Leaks that keep coming back

If the same roof has needed repair after repair, the money may be better spent on putting it right once.

  • Crumbling or flaking tiles and slates

Tiles that are spalling and slates that are delaminating have reached the end of their working life.

  • Moss and debris holding water

Heavy moss isn’t a reason to re-roof on its own, but on a tired roof it holds water against the covering and blocks gutters.

Slate roofs

Slate is Jon’s specialism. Whether you’re replacing a slate roof like for like or re-slating a roof suffering from nail fatigue, the detail around hips, valleys, chimneys and verges is what makes it last.

Clay and concrete tiles

From plain tiles on older houses to interlocking tiles on newer homes. Jon will explain what suits your roof and your budget.

Reusing existing tiles

Where the original covering is sound, it can sometimes go back on over new felt and battens — keeping the character of an older property.

The process

How a roof replacement works

Every roof is different, but the stages are broadly the same. Jon will talk you through each one before work starts.

    Look and quote

Jon assesses the roof, explains what he finds and gives you a clear quote for the work.

  2. 02

    Scaffold and strip

With scaffolding up, the old covering is stripped back carefully and anything worth reusing is set aside.

  3. 03

    Felt and battens

New felt and battens go on where required, giving the new covering a sound base.

  4. 04

    Slates or tiles

The new covering is laid and fixed, with ridges, hips, valleys, verges and leadwork finished properly.

  5. 05

    Clear up

Waste is cleared away and the site left tidy before Jon leaves.

Why it’s worth doing properly

What a well-installed new roof gives you

  • 01

    A dry, protected home

A sound covering over good felt and battens keeps water out of the loft, the ceilings and the structure.

  • 02

    An end to repeat repairs

No more patching the same tired roof every winter.

  • 03

    Protected timbers

Keeping water off rafters and joists avoids rot that is far more expensive to put right.

  • 04

A chance to sort the details

Leadwork, chimney flashing, fascias, soffits and gutters can all be dealt with while the scaffolding is up.

Questions

Roof replacement questions

Ask Jon directly — 07429 335555

Does my roof definitely need replacing?

Not necessarily. If the problem is localised — a few slipped tiles, one leak or a section of flashing — a repair may be all that’s needed. Jon will tell you honestly which your roof needs.

How long does a roof replacement take?

It depends on the size of the roof, its condition and the weather. Jon will give you an idea of timescales when he quotes. As one example, a recent customer said Jon’s team got the full job done in seven working days.

Will the felt and battens be replaced too?

Where they need it. On a full re-roof the old felt and battens have often reached the end of their life along with the covering. Jon will explain what condition yours are in and what he recommends.

Can my existing tiles or slates be reused?

Sometimes, if they’re sound. On a Clevedon refurbishment, Jon replaced the felt and battens and carefully reused the existing clay tiles to keep the character of the house.

Can you replace gutters and fascias at the same time?

Yes. Jon also repairs and replaces fascias, soffits and guttering, and it often makes sense to deal with them while the scaffolding is up.

Which areas do you cover for roof replacements?

Jon is based in Weston-super-Mare and covers the rest of North Somerset — including Clevedon and Portishead — and down into North Devon.
